I think the writer make a fairpoint regarding landed-property being more inelastic.
It is like the car-market. With coe price going up, hardest hit are the more affordable/budget carmakers. The Lambo and Ferrari are unlikely to be affected and may even increase due to financial market doing well.
Similarly, landed property which are generally more expensive is less likely to feel the impact of new restriction as compared to condo units/hdb resale flats due to the same reason.
